The PMI date on the month
0% complete
0% of The whole month
When PMI is in the housing payment, the month names when you can ask to remove it. That is 80% of the original price.
When the line appears
Housing has to exist, which means a home price was typed, and the loan has to be above 80% of that price so PMI is in the payment. Then the month lists PMI.
The sentence is either that you can ask now, that you can ask in a named month, or that this loan does not reach 80% of the home value.
The same schedule as the mortgage form
The date walks the amortizing payments at the note rate and the term. It uses the original price you typed. It does not use a future appraisal.
The automatic end at 78% is explained on the mortgage screen. The month highlights the day you can ask, which is the 80% balance.
It is not an approval
The line assumes the scheduled payments and does not know if you are behind. FHA insurance should not be read from this line.
Changing the rate, the term, or the down payment updates the sentence.
This explains how WiseCalculator treats the numbers you type. It is not a lender’s offer and it is not advice for your loan.
