HOA dues and what is left of take-home

This guide
HOA is inside housing. Leftover is take-home minus housing, car, and debts, and it appears only after you type take-home.
HOA never hides
A monthly association fee is added in full to housing. It is not averaged, and it is not optional in the total once you type it.
To compare another house, switch to A home you’re considering. That estimate is saved separately. The month keeps your home until you choose Use this home. The preview says what the month would be with the house you are typing.
Leftover is a subtraction
Type take-home as the money that lands in your account, in the same monthly terms as the bills. Leftover is that amount minus the month. The month is housing plus car plus debts, with the car loan left out when you say that loan is already in the debt list.
Until take-home is typed, leftover stays hidden. A housing total alone is not a verdict.
What leftover is not
It is not a budget for food, and it is not savings advice. It is what remains after the costs you typed. Costs you forgot, including utilities, are still in that remainder until you account for them elsewhere.
HOA special assessments are not in the monthly field. A one-time assessment will not show up unless you spread it into the number yourself.
This explains how WiseCalculator treats the numbers you type. It is not a lender’s offer and it is not advice for your loan.

- The sample home on a first visitBefore you type a price, the screen shows a labeled example of a housing mix and a seven-year offer comparison. It is not your loan.
- Saving a mortgage on your accountThe inputs stay on the phone as you type. Signing in keeps them on the account, including a mortgage you never marked with a separate save.
- What to type before you compare lendersPrice, down payment, and term first. Then each lender’s note rate and APR. Hold period last.
