FHA mortgage insurance follows a different rule

This guide
The 80% ask and the 78% automatic end are conventional PMI. FHA insurance is not calculated here.
Do not reuse the PMI dates
If the loan is FHA, the months this screen names for removing PMI are the wrong rule. FHA mortgage insurance has its own upfront charge and its own annual premium, and on many loans it does not fall off at 78% of the original price.
Typing an FHA premium into the PMI field will add that monthly dollar amount, but the removal date will still pretend the loan is conventional.
What you can still use
Principal and interest still work if the note rate and the term match a fixed FHA loan and you type the amount you actually borrow. The yearly table is still that schedule.
The APR fee estimate is only as good as the idea that the APR gap is a prepaid finance charge. FHA upfront insurance inside the APR can make that dollar figure a rough sketch.
A practical boundary
For an FHA quote, treat the housing total as incomplete on the insurance line, and ignore the PMI removal sentence. Price that premium from the FHA disclosure.
The rest of the household month — car, debts, take-home — can still include a housing number you trust. Type a housing total you built yourself only by filling the fields that match the disclosure.
This explains how WiseCalculator treats the numbers you type. It is not a lender’s offer and it is not advice for your loan.

- Typing your own tax and insuranceThe yearly fields are your estimates. The calculator divides each by twelve and adds them to the loan.
- The loan payment is not the house paymentPrincipal and interest can look affordable while tax, insurance, PMI, and HOA make the month too tight.
- Down payment and the amount borrowedThe loan starts at home price minus down payment. That principal is what the schedule pays off.
