The loan payment is not the house payment

This guide
Principal and interest can look affordable while tax, insurance, PMI, and HOA make the month too tight.
Read the total first
The housing total is the number that has to fit with the car, the other debts, and take-home pay. Principal and interest are one band in the mix.
A rate cut changes that band. It does not change the tax band. If tax and insurance are most of the payment, shopping lenders will not fix the month.
After PMI
The mortgage screen shows the total with PMI and the total after PMI ends. If those two numbers are far apart, the early years are the tight ones. Budget the higher number until the date the tool names.
The household month uses the current total, including PMI, so leftover is based on the payment you have now.
Put it next to take-home
Leftover appears only when take-home is typed and at least one of housing, car, or debt has an amount. Housing joins only after a home price is typed. A sample on the first visit is marked as a sample and is not your month.
If leftover is negative, the typed costs are larger than the typed take-home. The tool does not tell you what to cut. It shows the gap.
This explains how WiseCalculator treats the numbers you type. It is not a lender’s offer and it is not advice for your loan.
More in Home
- Down payment and the amount borrowedThe loan starts at home price minus down payment. That principal is what the schedule pays off.
- How long until the balance hits 80% of the priceThe calculator walks each payment until the balance is at or under 80% of the original price, then names that month.
- A loan that never reaches 80% of the priceIf the schedule finishes, a normal amortizing loan does reach any balance below the start. A warning means the inputs do not produce that path.
