What a mortgage payment actually includes

Principal and interest are only the loan. The housing number also holds property tax, homeowners insurance, PMI, and HOA.

The quote and the month are different

A lender often leads with principal and interest. That pair pays the loan down and pays the lender for the money. It is the part that changes when the rate or the term changes.

Living in the house costs more than that pair. Property tax, homeowners insurance, private mortgage insurance, and HOA dues leave the same account every month. WiseCalculator adds those to the loan payment and shows one housing total.

You type the costs the lender does not set

The calculator does not look up your tax bill or an insurance quote. You type the yearly property tax, the yearly homeowners policy, the monthly PMI, and the monthly HOA. Yearly amounts are divided by twelve so they sit next to the loan payment.

If you leave one of those blank, that piece is zero. The total is only as complete as the numbers you entered. A blank is not a guess.

Why the split matters

Two loans can have the same principal and interest and still leave you with different months, because the house, the tax, and the association are not the loan. Comparing offers inside this tool keeps taxes, insurance, PMI, and HOA the same on both sides, so the difference you see is the loan.

Open the mortgage calculator, type a home price, and read the line under the payment. That line is the full housing number for the amounts you typed.

This explains how WiseCalculator treats the numbers you type. It is not a lender’s offer and it is not advice for your loan.
