Homeowners insurance beside the loan payment

This guide
The yearly homeowners policy is split into months and added to housing. The tool does not shop for a quote.
Insurance is a typed yearly amount
Type the annual premium. The calculator divides it by twelve. That monthly slice is added to principal, interest, tax, PMI, and HOA.
There is no lookup of carriers, deductibles, or flood policies. If you pay a separate flood or wind policy, add that premium into the yearly number you type, or you will understate the month.
It does not change the payoff
Insurance does not amortize. Raising the premium raises the housing total and leaves the balance chart alone. The chart is the loan.
PMI is a different field. Do not put mortgage insurance into the homeowners field, or it will be counted twice if you also type PMI.
Same insurance on both offers
Offer comparison keeps homeowners insurance the same for both lenders. The policy follows the house, not the rate sheet. The dollar gap between offers is interest over the hold period plus the fee estimated from the APR gap.
If one lender requires a more expensive policy, that is outside this comparison. Type the policy you expect to buy, once.
This explains how WiseCalculator treats the numbers you type. It is not a lender’s offer and it is not advice for your loan.

- What PMI is on a conventional loanPMI is insurance the lender takes when the loan starts above 80% of the price. You type the monthly amount.
- When you can ask the lender to remove PMIYou can ask when the balance reaches 80% of the original price. The calculator dates that month from the schedule.
- When PMI ends on its ownAutomatic removal is at 78% of the original price, when payments are current. That month is separate from the day you can ask.
