HOA dues in the monthly housing number

Monthly HOA is added in full. It does not pay down the loan, and it stays the same when you compare two offers.
A monthly amount, not a yearly one
Property tax and homeowners insurance are yearly fields, divided by twelve. HOA is monthly. Type the dues you pay each month. They are added once to the housing total.
If the association bills quarterly, convert it yourself to a month before you type it. The field will not divide by three.
HOA is not a housing substitute for tax
Some associations cover exterior insurance or landscaping. The calculator still keeps HOA, tax, and insurance as separate boxes. Put each bill in its own box so the mix shows where the month goes.
HOA does not affect PMI dates or the balance chart. Only the loan payment changes the balance.
In the household month
Once a home price is typed, housing — including HOA — joins the month. Leftover appears only after you also type take-home pay. HOA is one reason a “low rate” can still crowd the month.
Offer comparison leaves HOA on both loans. An association fee is not a reason one lender costs less.
This explains how WiseCalculator treats the numbers you type. It is not a lender’s offer and it is not advice for your loan.

- APR versus the note rateThe note rate sets the payment and the balance. The APR is used only to estimate fees you pay up front.
- When a lower mortgage rate still costs moreA lower note rate can come with higher upfront fees. Over a short hold, the fees can outweigh the interest you save.
- How to compare two mortgage offersPut each lender’s note rate and APR on the same loan amount and term. The cheaper offer is fees plus interest over the years you plan to keep it.
